Preparing to Fix the Structure.






Multiple Leaks Affected the Interior.
Inside the conservatory, there was quite a bit of damage. But it wasn’t so bad that I needed to replace rafters or beams. This was confirmed by skimming rafters and window butyl compound for soft spots.
Interior repairs would only require a little caulking and some wood filler. Most of the leaking conservatory roof replacement would take place outside. Here are some photos of the damage.


Phase 1: Replace Conservatory Roof Skylights,
When I initially started the demolition phase, I thought I was going to be able to repair the skylight windows that opened up at the peak. But once I got the beading completely off, I realized the jambs and casing was too damaged to re-use. So this added quite a bit of work.
Here are the steps I completed to finish the first phase of the conservatory roof replacement:
- Demo caulking, crest, and roof capping. Remove skylight framing to re-build.
- Clean up header area, sand down and install new header and trimwork to fill gaps.
- Construct wood framing for the peak panels and scrape off excess compound.
- Cut off old hardware and chisel wood clean.
- Seal and install capping beads over glass before caulking and adding joint flashing.
- Install and caulk 1×6″ cross capping.



Phase 2: Replace Conservatory Roof Capping.
Once I got comfortable on the boom lift, removing the trim beading and window panels wasn’t so bad. While we did experience a few breaks, it wasn’t unexpected. Much of the glass roof had been caked with caulk and adhesive. Getting the capping removed and cleaned up allowed me to start addressing some of the rot.
While the wood filler dried, I replaced a few windows and addressed some exterior damage at the base. From here, I was able to slowly piece together the conservatory roof and reseal each glass panel. This phase took a bit longer because I had to order and reassemble new glass.

Here are the steps I took to complete this portion of the leaking conservatory roof replacement.
- Remove cover beads; scrape all residue.
- Repair joist rot with wood filler (7 spots).
- Meet with glass company/discuss repairs.
- Assemble 4 broken dual panes of glass.
- Repair seals, sand wood and clean up glass.
- Install cover beads; glue, seal, nail, caulk.
- Saw off worn ridge caps under glass; clean.
- Install 1×2” trim above gutters and seal.
- Scrape, prime, paint, clean; add iron decor.

The Final Touches of the Renovation.
With the leaking conservatory roof sealed, all I needed to do was tidy up the interior. I wanted to wait after some heavy rains just to make sure. The Memphis homeowners agreed.
Here was the action plan for the damage inside:
- Remove rotting and sand down corners.
- Fill all cracks, repair trim and caulk seams.
- Bondo 2 rotted corners, caulk and paint.
- Replace quarter round trim in 4 locations.
- Remove fogged window/install new pane.
- Caulk, prime and paint. Clean the glass.
There was quite a bit of debris with this job so it also took some time to tidy up the site.
